What is the application process like?
You can apply online or in-person. We will conduct a background and credit check, verify rental history, and confirm income. Once approved, you’ll need to sign the lease and submit the security deposit.
What is the security deposit, and is it refundable?
The security deposit starts at $500, on approved credit, and can go up to three months’ rent. It is refundable at the end of the lease, assuming no damage beyond normal wear and tear.
What is your pet policy?
We are a pet-friendly community and allow up to two pets. A non-refundable pet fee is required, along with refundable pet deposit, and monthly pet rent. Breed and size restrictions may apply, so please check with us for details.
Is renter’s insurance required?
Yes, we require all residents to have renter’s insurance. Proof of insurance must be provided before move-in.
What utilities are included in the rent?
No utilities are included in the base rent. Water, trash, and sewage are charged separately. Residents are responsible for electricity, internet, and cable directly with the providers of those utilities.
Are there move-in specials or discounts?
We offer seasonal promotions such as waived fees or free rent for the first month. Please contact the leasing office for current offers.
Do you offer furnished apartments?
Yes, we offer fully furnished units. Contact the leasing office for availability and additional fees.
Can I tour an apartment virtually?

What amenities are available on the property?
Our community offers a variety of amenities including a state-of-the-art fitness center, resort-style pools, wet and dry sauna, resident lounge, co-working spaces, panoramic outdoor lounge, BBQ areas, pickleball courts, and a dog park. See a complete list of our amenities here.
Do you have fitness facilities?
Yes, we have a 24/7 fitness center equipped with cardio machines, free weights, weight machines, and a dedicated yoga space. Additionally, we offer a turf area with jumping boxes, a tire, battle ropes, and a push sled for more intense training.
Are there fitness and wellness programs?

How secure is the property?
We have controlled access, 24-hour surveillance, onsite courtesy patrol 7 days a week, and well-lit parking areas.
Is there Wi-Fi in common areas?
Yes, high-speed Wi-Fi is available in all shared spaces like the resident lounge, co-working areas, and pools.
Do you offer package lockers or delivery services?
Yes, we have 24/7 secure package lockers for convenient delivery and pickup.
Do you have electric vehicle charging stations?
Yes, we have electric vehicle charging stations for residents. We also offer private garages equipped with electrical outlets for charging. Please ask the leasing office for private garage details and availability.
Is parking available?
Yes, we offer reserved underground parking, podium parking and private garages. We also have unassigned, complimentary surface parking available for residents and guests.
Is there reliable high-speed internet in the apartments?
Yes, all units come with high-speed internet, and we offer free Wi-Fi in all common areas.
Is storage available at Evora?
Evora has a number of storage units available for rent. Inquire with leasing staff for rates and additional details.
Is the property eco-friendly?
Yes, we focus on sustainability with energy-efficient appliances, recycling programs, and smart home features like smart thermostats. We also provide EV charging stations for electric vehicles.
Is public transportation accessible?
Yes, we are conveniently located near public transit, and we also offer bike storage for residents who prefer cycling.
What is your guest policy?
Guests are welcome to stay for up to three (3) days. However, guests are not permitted to use the amenities without being accompanied by the resident. Please notify management if your guests will be staying longer than three (3) days.
How do I pay my rent?
Rent can be paid online through our resident portal or using the walk in payment system (WIPS). We do not accept cashier’s checks, personal checks, or money orders. You can also set up automatic payments.
What is the policy for renewing a lease?
Lease renewal offers are sent out approximately 70-80 days before your lease end date. We offer flexible renewal terms, allowing you to choose a lease length that best suits your needs. If you wish to vacate, we require notification at least 60 days prior to the expiration of your current lease.
What happens if I need to break my lease?
If you need to break your lease, please provide a 60-day notice. You will need to pay the lease-break fee as outlined in your lease agreement.
Can I sublease my apartment?
Subleasing is not permitted. Unauthorized subleasing may result in penalties.
How do I submit a maintenance request?
Maintenance requests can be submitted via the resident portal or by contacting the leasing office directly. We aim to respond to all requests within 48 hours.
